With Construction Management, Wardergroup serves as a knowledgeable team member with you, helping to navigate through the often confusing array of considerations, decisions and potential problem areas that are part of turning a vision of this nature into a reality. Your selection of our company is based on proven past performance, integrity and the opaque process of Open Book Costing.
Open Book Costing is a unique process developed by Wardergroup as part of Construction Management, in order to facilitate your understanding of the construction costs for your project. This process enables you to make important decisions about what you want to include in your plans or what might be better left undone or made different.
In Open Book Costing, we reveal the bids of our subcontractors and tradesmen to you. You will see up to three competitive subcontractor estimates. If you want to participate, we will also show you which bids we think you should work with and explain why we made those particular selections. As you will see, not all of our choices are based on the lowest numbers but may be a mix of pricing, reputation and quality.
At this point, if you choose, you will have the opportunity to influence our choice of tradesmen and vendors in an interactive process. For instance, you may want to go with the lowest bid even though it means risking quality or time. You may have a favorite tradesman that you would like to enter the bidding process. We would be happy to include them as long as they are licensed properly, insured and have the capacity to meet performance requirements. Or, you may choose to leave the selection process entirely up to us. In either case, you will be an informed decision maker and an active participant in the selection process.

Value Engineering
Value Engineering involves making recommendations for changes in order to get your construction costs in line with your budget.
The end product is a guaranteed “cost not to exceed” budget. This budget would be limited to the extent of the work scope and materials of the approved county building permitted drawings and specifications as initialed by both parties.
***If one version does not result in a cost you can afford, we continue working with you on the bid selection process, modifying our choices of subcontractors and tradesmen, to closer meet your budget requirements. The bids we get are the bids we get, however. So, this process is limited to the realities of cost for the subcontractors and tradesmen.
***Wardergroup may also make recommendations for changes in the site or changes in the actual plan. These recommendations would demonstrate ideas for cost savings to the building committee and design team.
These ideas might include but not necessarily be limited to:

Changes in the site grade

Type of windows
-
Hardware
-
Roofs
-
Doors
-
Reductions in concrete work
-
Almost anything in the building; in order to get the construction budget within an affordable range

Etc.
Value engineering is best done before the plans are submitted for permitting. However, changes can be made during or even after the permitting process by going back for revisions. However, because construction takes place in phases, you may choose not to change something requiring the revision process, if it holds up the construction process for too lengthy a time.
It’s important to note that you can’t redesign something that has already been built and think that it won’t increase your costs. If it was designed, approved and constructed already, then it maybe too late.

It is also important to understand at what point that the Open Book Costing program is revealed to you. The program cannot start until final detailed site development and architectural drawings are completed.
When the Construction Documents Phase is approximately 80% complete, Warder will begin the process of soliciting bids. Warder will open the books on those costs when Warder has enough information about each category of those bids for Warder and you, if you choose, to make an informed decision.
